September 2025:

Our proposals for No.1 The Goodsyard were granted planning approval by a unanimous decision of Portsmouth City Council’s planning committee on 13 November 2024. We’re grateful to everyone who contributed to our consultation and inputted to our plans.

Following an unexpected change of position with our intended occupier, we are currently assessing alternative options for bringing the scheme forward and delivering a successful regeneration of the site. This website will be updated further in due course.

Regenerating the former Matalan site on Station Street

Coplan Estates and Welbeck CP are bringing forward plans for the regeneration of the former Matalan site next to Portsmouth & Southsea railway station.

The proposals are for a high quality, highly sustainable office building on the site of the former Matalan car park, which we’re calling No 1 The Goodsyard.

The Matalan store has been closed since 2023 when it moved to a new site at The Pompey retail park. Our aim is to regenerate the old site and bring it back into productive use.

By putting jobs into the city centre and next to Portsmouth & Southsea railway station, these plans will give a boost to the city and its economy.

As well as re-invigorating the site, our proposals would provide a new public square for everyone to use and enjoy. In time, this could potentially also lead to better access to the rear of the railway station (subject to further discussions with Network Rail).

Timetable

Following the public consultation we held earlier this year and the completion of our technical work, we submitted our planning application to Portsmouth City Council for No1 The Goodsyard. Our application has now been validated and the Council is holding its consultation on our plans which is now open for comments.

Subject to planning permission being granted (and within a reasonable timeframe), our target is to complete the new building ready to be handed over to the occupier in summer 2026.
